Don’t just rely on your architect, designer or builder. Do your own research as well. Then use that knowledge to consult with your architect, designer or builder from a position of knowledge.
Search the Internet or magazines for new products and building trends.

Leave space in your budget for unseen or unexpected items after or during the build
Consider future needs(e.g. children arriving/departing, changing children needs, future sale and resale implications)
Build a positive constructive relationship with your builder and be prepared to consult and question.
Use low-maintenance building materials. Even if they are somewhat more expensive at installation, they will pay for themselves in the long run as you won’t have to repair, replace, or repaint.
Don’t overbuild for the neighbourhood. A home that is better and bigger than any other in its area will not command a fair price at resale. Instead, the assessment will be viewed by the lower-priced homes around it.
Splurge wisely – Be selective in where you spend on your house, Outline your list of needs from high importance to low, and spend accordingly. Tip: The most used areas (like kitchens and internal/external living areas) are usually given high importance from families wanting to build.
